Description

Rehabilitation of an 11- story concrete structure that was originally built in 1966 as a 200 unit senior housing project.  The renovation included a major upgrade to the 1st and 2nd floor lobbies, which consisted of removing an entire portion of the 2nd level to create a two story open space at the lobby ground level.  The scope also included new exterior windows, all new interiors, complete replacement of electrical and plumbing fixtures, and providing individual electric metering to each unit.  The building received significant seismic upgrades through the addition of exterior concrete shear walls, steel gravity columns, and fiber reinforced polymer systems.  Each phase began with major remediation of hazardous materials which had to be 100% contained and kept out of the occupied units above and below the work area.
